Lane & Browns Property Management have managed over 800 properties within the locality and always have a good selection of properties to rent. The day to day management is dealt with by Graham Brown F.N.A.E.A who has over 3 0 years of property management experience. We can manage your property on either full management terms or for finding the tenant only and we have prepared a 11 page detailed information booklet Guide for Landlords which contains full details of our terms & conditions.
Legislation changes require that we constantly have to alter the way that we manage our property portfolio, these changes are highlighted in our Management Newsletter, the current edition (April 2008) contains information on Home Energy Reports and the introduction of Local Housing Allowance with the current rates for the local area
The management department is very highly computerised and we are able to turn round a new
tenancy within a few days. We require a full credit reference on every tenant and provided
that the tenant passes the credit check we offer a 6 month free Rent
Guarantee. There is no cost to Landlords for this guarantee for cover for the
first six months of the tenancy. Cover can be extended after the initial 6 months at a
nominal cost
Properties turn over very quickly and we can normally find a tenant within 4
weeks of notice of the property becoming available. Our tenants mailing list
is always kept up to date.
As full management agents we are responsible for any repairs and have a team of trades
people who will respond within 24 hours.
We always hold one months deposit in accordance with the rules of the Tenants Deposit Scheme and the rents are normally collected by Standing Order on the 1st of each month and we try to account to Landlords by the 10th.
With changes in Legislation in
April 2006 any property that has 5 or more occupants not of the same "family"
and has 3 or more storey's (NB. A flat above a shop with a cellar is considered
to be 3 storeys) you will now qualify as a House in Multiple Occupancy
and will have to be registered with the Council.
